Buy property in Brazil and live here.

Full advice for foreigners buying property in Brazil, with review of the property and the seller and a residence permit through real estate investment.

Can a foreigner buy property in Brazil?

Yes. It is a common misconception that they can't. Buying is allowed, but it requires care and due diligence to avoid risks. We review the documents, the contracts and any debts of the property and the owner, and advise on international transfers.

What we check before you buy

CPFRegistration in the Brazilian tax system, obtained in Brazil or at consulates. It is essential to register the property in your name.
Property registration recordSearch at the Real Estate Registry Office, with any debts and lawsuits. Only once the property is registered in your name are you actually the owner.
Debts and chargesProperty taxes (IPTU, ITR), condominium fees and lawsuits that could lead to seizure. These debts can pass to the new owner.
Purchase and sale contractReview to ensure fair terms and rule out abusive clauses or disproportionate liabilities.
Special casesNavy land (laudêmio fee) and rural properties have their own restrictions and authorizations for foreigners.

Residence through real estate investment

Buying urban property, completed or under construction, gives the right to a residence permit when the investment reaches the minimum amount.

  • Minimum investment of R$ 1 million, or R$ 700,000 in the North and Northeast regions.
  • More than one property can be added together to reach the minimum amount.
  • The amount above the minimum can be financed.
  • Temporary residence for 4 years, with at least 14 days in Brazil every 2 years, and then for an indefinite term.
