Updated October 2026 · Legal review: Isadora Rizzi, lawyer (OAB/PR 75.878)

Foreigners who invest in urban property in Brazil can obtain a residence permit. The rule is in CNIg Normative Resolution No. 36/2018, as amended by Resolution No. 46/2021.

What is the minimum investment?

  • R$ 1,000,000 in urban property, completed or under construction; or
  • R$ 700,000 if the property is in the North or Northeast regions.

More than one property can be added together to reach the amount. The funds must come from abroad, with the inflow duly registered.

How long is the residence valid?

The initial permit is valid for 4 years. After that, it can be changed to an indefinite term, as long as the investment is maintained.

During the initial period, the investor must stay in Brazil for at least 14 days every 2 years.

Which documents are required?

  • Valid passport.
  • Up-to-date property registration in the investor’s name, free of encumbrances; or a registered purchase promise for properties under construction.
  • Proof of the international transfer of funds, issued by an authorized bank.
  • Criminal record certificates.

Precautions before buying

Residence depends on the property being regular. Before buying, check the property record, debts and lawsuits involving the property and the seller. See can foreigners buy property in Brazil?
